Industrial parks provide an ecosystem to help industries settle faster. Developers who create industrial parks offer multiple options like plots, flatted factories, and Built to Suit - for rental or purchase. Facilities available at the park are perimeter protection around the park, roads, power and water. Additionally, some parks provide piped gas supplies also. Some industrial parks are earmarked for specific purposes like furniture, food, dairy, textile etc. The ecosystem in such parks are for that purpose only.
What is the difference between the industrial park and private land
Industrial parks are for industries. For private lands, there is a process for change of land use to industrial. The infrastructure for private lands may or may not be there. 
Industrial parks have the advantage of getting workforce from neighboring villages, which may not happen in private lands.
Statutory approvals is dealt with in a single-window system in industrial parks. This doesn't happen for private lands.

A Special Economic Zone is a park for exporting products and getting certain benefits in terms of stamp duty, taxes etc. These parks promote domestic and foreign investment. 
Such parks are known to have speedy approvals, clearances, custom procedures etc. 
Industrial architects and engineers find industrial parks beneficial for industries.
