What does Built-to-Suit building (BTS) mean? 

These BTS (Built-To-Suit) buildings are custom-made as per the tenant's requirements. The tenant provides the information to the developer through the developer's package. Architects and engineers create the developer's package so that the developer constructs the building accordingly. 

Usually, new facilities come up on their own lands or by modifying an existing facility. However, taking Built-to-Suit factories on a lease basis is also an option. The developer owns the land and constructs the facility as per the developer's package.

What are the advantages of BTS? 

Clients these days go for BTS for the following reasons:  

  1. The client can choose the location of choice. 
  2. Hassle-free: The Developer provides the building as per the client's requirements. The client can take over a building that is ready to use. There is no daily hassle of project management.
  3. The statutory approvals are in the scope of the developer.
  4. The up-front cost for the project is lesser. 
  5. Buying the facility at a later stage is open for the client. 
  6. The timeline is lesser. 
  7. Customizable options.

But, some developers ensure a lock-in period to safeguard their interests. Another disadvantage is any alterations in the building or expansions have to be done by the developer. 

What is the scope of architects and industrial design consultants in BTS 

Both the developer and the tenant need Architects and design consultants. The scope, however, differs.  

The client's architect and design consultants must create and document the requirements as a Developer's Package. The developer's package is essential for the developer to submit the commercials. 

On the other hand, the developer's architects and consultants must design and detail according to the developer's package. Sometimes, the proof-checking of the design also is in the scope of the client's architect.

A condition survey of the building by the client's architects and design consultants is essential. This survey helps document the building's condition before taking over. The property has to be returned in the same condition.
