01. Location accessibility: Accessible to the site is a factory essential for any factory. An easily accessible facility can draw a good workforce. 

02. Local Infrastructure: Good infrastructure around the site ensures easy availability of raw materials. Additionally, it is easy for customers to visit the facility.  

03. Zone Classification: Certain industrial areas are only open to manufacturing specific goods or based on the pollution category. It is essential to understand the zone classification before purchasing the land. 

04. Site condition: A clean and even site is better than one full of trees, bushes, and weeds. Cleaning and clearing of the site is a must. Additionally, filling or cutting increases the project cost. 

05. Topography: The site's contours with respect to the roads and neighbouring plots also help make a decision.
